The Oslo: Scandinavian-Inspired, Wellness-Driven Design
Scandinavian-inspired and wellness-driven, The Oslo, is a multifamily property in Overland Park, KS that brings modern comfort and thoughtful design to community living. We collaborated closely with Ryan Companies, TCA Architects, and Prose Design Group to bring this vision to life, sourcing furniture from some of our favorite brands, including Gus Modern, Four Hands, and Blu Dot, along with select pieces from Sunpan, CB2, Sundays and many more.
From the moment you step into The Oslo, the attention to detail and curated design is evident. As you enter, the first thing you encounter is the leasing office, designed to greet residents with clean lines and functional, stylish furniture, including two Four Hands Humphrey desk chairs tucked behind the front desk in Sonoma black leather with chrome legs. The whole leasing space was largely outfitted with Four Hands pieces, including the Blanco coffee table, Sinclair ottoman, and the Bloor three-piece sofa, creating a cohesive, modern look throughout.
To the right, the Uber Lounge provides a comfortable, tucked-away space for residents to wait. Here, we installed a custom sectional sofa, creating a stylish yet unobtrusive seating area. The Uber Lounge is unique because it allows residents to sit and relax in comfort while remaining out of the main flow of traffic.
To the left of the Uber Lounge is the community kitchen. This space is outfitted with several Four Hands pieces, including Sage counter stools, a Harlow coffee table, and a custom counter-height table paired with the Sage stools. A custom sofa mirrors the design of the social club’s seating, tying the spaces together seamlessly.
Beyond the leasing lounge, the social club is a space made for gathering and connection. Furniture highlights include:

Four Hands Tex counter stools around the kitchen island
Four Hands Dustin chairs around the tv lounge space
The Golf Simulator room continues the modern, comfortable aesthetic. Along the walls, Four Hands Baden stools provide additional seating, while two Dax Large ottomans from Four Hands pair perfectly with a Gus Modern, three-piece Mix modular sofa in vegan Appleskin leather. A Gus Transit coffee bench table completes the space, offering a polished, functional setup for both residents and social events.
Down the hall, the sound studio is a space designed for creativity and focus. Highlights include a Blu Dot round table with integrated power, Four Hands Brodie lounge chairs, Blu Dot Buddy chairs, and a Blu Dot Apartment coffee table.
Every piece was selected to support both acoustics and aesthetics, blending modern design with practical functionality.
The spa is a sanctuary for residents, featuring a sauna and thoughtfully curated furniture. We incorporated pieces from Sunpan and CB2, along with two Sundays Form benches and Blu Dot Unit stools, creating a calm and cohesive environment.
The mail room combines function with local art. A hand-painted mural by Hunter Silvey and custom ceramic disc tiles by Emily Reinhardt with The Object Enthusiast complete the space.
Emily titled these pieces, The Fjord at Midnight No. 1 and No. 2. With rich moody glazes, these pieces reflect the quiet moments when darkness meets water, creating a sense of calm and mystery.
The conference room features a custom conference table surrounded by Four Hands Kiano chairs, while the Zoom room is outfitted with multiple Kiano chairs as well. These chairs are perfect for both spaces, and provide ergonomic, stylish seating for remote meetings and collaboration.
