The Yards

The Yards is a multifamily community envisioned and designed by Kem Studio for Flaherty & Collins, with interiors that balance modern sophistication and industrial character while responding to the surrounding context. The project’s two-part massing reflects the contrast between the traditional masonry of the adjacent Livestock Exchange Building and the contemporary white metal facade of Helmut Jahns’ Kemper Arena. A carefully curated palette of warm neutrals, natural tones, and deeper accent hues is paired with honest, raw materials that highlight texture and craft throughout the building. Salvaged brick pavers unify interior spaces with the open courtyard, while a massive weathered steel feature wall in the communal space is accented by end-grain wood flooring, concrete and exposed CMU walls. 


Furnishings throughout the amenity and social spaces were thoughtfully selected to support daily routines, collaboration and relaxation, while reinforcing the material story of the interiors. Each piece emphasizes comfort, scale and durability, harmonizing with the layered textures and raw finishes throughout the building. Hutch Contract partnered closely with Kem Studio to bring the vision to life, sourcing and procuring furniture and accessories that enhance both function and aesthetic intent, ensuring that The Yards offers an experience that is visually compelling, contextually connected and highly livable for residents and visitors alike.
